This modular prefab home supports an indoor/outdoor lifestyle that extends the utility of the house beyond its interior space. The home combines modern, clean design with Cradle-to-Cradle CM inspired materials and LEED® Platinum environmental program. There are three different versions of this model that range from 2 bedrooms and 1 bath at 950 square feet to 3 bedrooms and 2 baths at 1232 square feet. Wood ceiling, cork floors, optional wood siding and natural wood millwork make the prefabricated courtyard home comfy and warm. Clerestory windows, floor-to-ceiling glass, transom windows and solar tubes bring light into almost all parts of the house, including the closets. Appropriate shading, ceiling fans and super insulation reduce cooling/heating needs and smart AC/heating reduces power bills. The Nest Learning Thermostat selflearns how inhabitants live and keeps the home at the prefered temperature. The living, dining, and kitchen space are all connected, it makes easy for all in the family to do their own thing – or share.

A California real estate developer purchased this Santa Monica lot and enlisted Plant Design Partner Ray Kappe to fulfill his vision for a spacious, modern home with panoramic views. Kappe’s design achieved the perfect balance of size, style, sustainability, and jaw-dropping vistas.
The single-family residence is full of of Kappe’s signature touches: the front and sides of the home are designed for privacy, with minimal or high windows and an enclosed deck, while floor-to-ceiling windows along the back of the house offer unimpeded canyon and ocean views. In addition to sustainable materials and construction practices, the design of the home also focuses on energy efficiency: windows and doors are located opposite each other to harness the ocean breeze and reduce the need for air conditioning.
In conversation with the beautiful natural surroundings, this custom home has multiple outdoor patios and decks, as well as an expansive first floor with a chef’s kitchen, living, dining and family rooms—all open and perfect for entertaining. A downstairs guest suite can double as an office space.
A floating staircase leads to four bedrooms, each with its own bath and outdoor space. The master suite is especially large, with a walk-in closet and a private deck with ocean views. The screening room with surround sound and blackout capability offers even more options for entertaining.
Designing with Plant’s processes in mind and efficiently prefabricating the home to Kappe’s exact specifications allowed the client to truly make the most of this unique lot.

This custom 4 bedroom modular home in California was designed by Plant Design Partner Ray Kappe for a beautiful lot in Santa Monica. It was prefabricated as eleven modules and assembled onsite in just over two days, saving the neighborhood from months of disruption. Like all LivingHomes, this home features an extremely comprehensive environmental program.
The 4 bedroom modular home is a 4,700 sq. ft., organic-themed contemporary with a blocky, modern aesthetic and walls trimmed in monolithic sheets of exposed wood and glass.
The house was sold to USC in 2020 for $8.6 million by David G. Brown. He had picked up the property in 2014 for $6.75 million, and tax records indicate the current residence was built in 2012.
Designed by noted architect Ray Kappe, the modernist structure offers an open-concept floorplan and open dining, living and media rooms. A state-of-the-art kitchen has designer Miele appliances, Caesarstone countertops and an open seating area. Upstairs, the master bedroom opens to a slim balcony with views to the Pacific Ocean. The mostly hardscaped, low maintenance backyard includes a dark-bottomed plunge pool with raised spa.
The 4 bedroom modular home is located on what has frequently been considered one of the most prestigious residential streets in Santa Monica, where some of Folt’s nearest new neighbors include actor Jonah Hill, “The Simpsons” creator Matt Groening and Mona Simpson, sister of the late Steve Jobs.

About Ray Kappe
Ray Kappe (August 4, 1927 – November 21, 2019) was an American architect and educator. In 1972, he resigned his position as Founding Chair of the Department of Architecture at California State Polytechnic University, Pomona and along with a group of faculty, students and his wife, Shelly Kappe, started what eventually came to be known as the Southern California Institute of Architecture (SCI-Arc). In 2003, Kappe began working with LivingHomes to design modular homes.
Kappe remained actively involved in architectural theory and practice in his later years, particularly in the areas of sustainability and the prefabrication of residences.
